Questions sellers ask

How accurate is the estimate?

It's a range from recent nearby sales and asking prices for homes of similar size — a starting point, not an appraisal. Upgrades, condition and timing move the real number; that's what the Realtor's visit settles. (Texas doesn't publish sale prices, so the sold figures are the homes' final asking prices.)

What pushes a DFW home's value up or down?

School district, lot size, updated kitchens and baths, the age of the roof and HVAC — and how many similar homes are for sale nearby that month.

When is the best time to sell?

Listings and buyers both peak March through June; inventory is thinnest in December and January, which can mean fewer competing homes.

Does requesting a valuation obligate me?

No. It's free, and you choose whether to work with the Realtor.
